Palm Springs and the Coachella Valley have become increasingly desirable places to live. The laid-back lifestyle it provides and endless sunny days make it irresistible for home buyers, vacationers and investors.

But like any popular vacation destination, as public interest rises, so inevitably do home values and sales prices.

Luckily, there are still deals to be had. Unlike numerous other hotspots across California, Palm Springs remains surprisingly affordable if you know where to look.

With that said, let's take a closer look at some of up-and-coming Palm Springs neighborhoods in 2021.

Demuth Park

More than any other Palm Springs area, the Demuth Park neighborhood has changed significantly in the last few years. The community is among the more established in the city, with a large proportion of development occurring in the post-war boom of the late 1940s and early 1950s. The available real estate represents this period, with plenty of examples of this distinctive, classic, modern architecture.

Demuth Park has been the site of much development, though. Investors and savvy homeowners have taken advantage of the affordable properties and have either fully renovated or torn-down and rebuilt homes across the area. Home buyers can find a great selection of newer builds, many of which have been artfully renovated and updated.

The neighborhood remains among the more affordable in the city, and its proximity to the airport has made it another popular choice for investors. The homes here serve as wonderful jumping-off points for vacationers and part-time residents' explorations of Palm Springs and the Coachella Valley.

Racquet Club West

Located just north of downtown, Racquet Club West provides an exceptional variety of available properties in terms of price and home style.

Interested home buyers will discover an array of larger estates mixed with classic, mid-century bungalows and newer homes with beautiful contemporary designs. The incredibly varied real estate market in this part of Palm Springs makes Racquet Club West ideal for many different buyers, from first-time home buyers to those looking to move on.

The community dates back to 1979 and continues to develop. Its great location in the north part of the city also makes it popular for investors as a rental income property.

Lawrence Crossley

Lawrence Street and nearby Crossley Road both have a similar origin to their names. Both are named for prominent early Palm Springs businessman Lawrence Crossley. Among many other accomplishments, he had a hand in designing Palm Springs's first of many golf courses at the El Mirador Golf Course in the 1920s.

Today, the community with his name has a very active neighborhood association. It's an emerging neighborhood on the city's outskirts near the border of nearby Cathedral City.

Homes in this area remain refreshingly affordable, while residents love fantastic access to several area golf courses, including Tahquitz Creek Golf Resort.
