Palm Springs still allows short-term rentals of single-family homes outside of HOAs, but it has placed a cap of 20% on the number of short-term rental permits in each neighorhood based on the neighborhood boundaries established by One-PS, the local organization of neighborhoods in Palm Springs. Homeowners who are able to obtain a short-term rental permit must abide by the city ordinance that places a limit of 26 short-term rental contracts per permit per year. Buyers should be aware that there are several neighborhoods that are over the 20% density cap and individual homes within neighborhoods under the 20% cap might be prohibited from obtaining a new short-term rental permit due to repeated violations or, in rare cases, CC&Rs that restrict rentals under 30 nights. New homeowners in neighborhoods over the 20% density cap can apply to be placed on a waiting list for a short-term rental permit, but there is no guarantee or timeframe for obtaining one.
