Warm Sands is one of the oldest neighborhoods in Palm Springs, dating back to the 1920s, 18 years before Palm Springs was even a city. Back then, Warm Sands was comprised of private homes and ranches and a few hotels that lined the streets of downtown Palm Springs. Almost 100 years later, this neighborhood has become one of the most popular neighborhoods in Palm Springs, as it's just blocks from downtown Palm Springs. The Warm Sands neighborhood is made up of lovely single-family homes, comfortable condos with mountain views, and several well-kept apartment buildings, and it also is home to many gay hotels and resorts. Many of the resorts do a hearty year-round business, especially busy from September through May, and serve as a meeting place for new friends from across the world. They exhibit the old-world charm of Spanish-style architecture enhanced by lush foliage. Homes in the neighborhood have a range of styles, and many have been renovated with modern touches. The neighborhood is very close to downtown Palm Springs nightlife and dining.

Located south of Ramon Road and north of Sunny Dunes Road, Warm Sands is a half-square-mile area in Palm Springs with many different home styles. Homes range from early adobe to Spanish Colonial Revival to mid-century modern single-family homes. There are some condos and manufactured homes in the area as well. This neighborhood also has many small inns and resorts. The Hacienda at Warm Sands, an upscale, clothing optional resort, is known for its luxurious and gay-friendly atmosphere, featuring large swimming pools, a vibrant social scene, and great guest services. The swimming pool is the place to relax and take in the sun, and it's one of the luxurious amenities that guests can enjoy, offering spa-like features like a whirlpool spa. There are also unique features for guests to enjoy like a Japanese water feature, a focal point of relaxation set within the lush tropical gardens.
Many of the old Spanish homes in the neighborhood were the homes of the hotel workers who worked on the estates and hotels that lined the downtown area in the 1920s and 1930s. Many of the hotels that once lined the downtown streets of downtown Palm Springs are now gone, but the old Spanish homes remain. Almost all of these homes have been restored and updated to have the perfect blend of old-world charm and modern amenities. Warm Sands is also home to the few adobe homes that still survive in the city.
Warm Sands homes are on fee land, so there is no Indian land lease for these properties.
Amenities Near Warm Sands
Warm Sands is one of the few neighborhoods in Palm Springs with a high walkability score. In fact, this neighborhood borders one of the main streets Indian Canyon Drive on the west, and downtown Palm Springs is just a short walk away, where all the art galleries, cafes, bars, and nightlife can be found. At the intersection of Sunrise Way and Ramon Road, the east boundary of this neighborhood, are plenty of shopping and dining options like Nature's Healthfood, Aspen Mills Bakery and Cafe, Monsoon Indian Restaurant, and a local grocery store, and a little north of Warm Sands is the Arenas District, home to gay bars and nightlife.
Palm Springs Gay Resorts
As noted, the Warm Sands neighborhood is a gay-friendly area with several gay hotels, including INNDulge Palm Springs, Vista Grande Resort, and The Hacienda at Warm Sands, each offering luxury and exclusive accommodations specifically designed for gay men and the LGBTQ+ community. Many of the gay resorts are clothing optional, and some of them offer food service and beverages in private gardens with lush foliage and Saltillo tiled patios. Each resort has at least one large swimming pool and many have several, for guest relaxation and rejuvenation.
